Many residential projects are constrained by setbacks, lot coverage limitations, easements, visibility requirements, utility considerations, planning regulations, or permit pathways that are not immediately obvious. The permit path depends on zoning, the proposed size and location of the addition, and a range of site-specific factors that vary from municipality to municipality.
In some cases, a project qualifies for an over-the-counter permit. In others, it triggers a discretionary review process with public noticing, variance applications, or staff analysis. Knowing which path you are on, before you spend, is the work.

We prepare the questions worth bringing to your planning department. And we deliver a written recommendation that tells you clearly what we found and what we recommend you do next.
If the project is worth pursuing, we propose a scope for full design services.
If it is not, you leave with clarity instead of a construction bill.

Clients typically come to us when considering a home addition, garage expansion, detached ADU, garage conversion, pool house, or backyard studio. They may have spoken to a contractor who gave them a rough number. They may have looked up the zoning and found language they could not interpret. They may simply want to know whether the idea they have been living with for two years is actually achievable on their specific lot.
The answer is not always yes. But it is always useful.

In some cases, the outcome is confirmation that the project should move forward, and a proposed scope for full design services.
